Station Plaza is located directly opposite St Marys train station and bus terminal. The centre anchors the northern end of the St Marys Town Centre, between Phillip Street and Station Street and is accessible via two entrances that lead into a rectangular island shaped internal mall. Station Plaza is located approximately 45km west of the Sydney CBD and is well-served by public transport.

The Centre is anchored by a strong performing Coles supermarket, complemented by 15 specialty stores. A new childcare centre, Bluebird Early Education, accommodating over 100 children opened in September 2020. Station Plaza recently underwent a major interior and exterior refurbishment to modernise the Centre and improve the overall customer experience.

Whilst this centre was purchased for its income distribution, its proximity to the Western Sydney Airport has led to Haben achieving NSW Government gateway approval for circa 600 units on the site, and after agreeing a Voluntary Planning Agreement with the Penrith City Council, the Planning Scheme has been amended to increase the building height from 32 metres to 61 metres and FSR from 3:5:1 to 5:5:1.
